Affordability vs. Mount Pleasant or Daniel Island

Let's be blunt: you are not going to get Mount Pleasant or Daniel Island money to stretch the way it does out here. Moncks Corner is one of the more affordable corners of the greater Charleston area, the recent median sale price sits around $373K (Redfin, March 2026), and prices have actually softened a bit year over year. Commute to North Charleston, Boeing, and Joint Base

Downtown Charleston is about 30–35 miles, call it 40–45 minutes. But a lot of folks out here don't commute that far: North Charleston employers, Joint Base Charleston, and the industrial corridor are noticeably closer. What you give up (and what you don't)

You give up walkable nightlife and the shortest-possible Charleston commute. You don't give up groceries, big-box shopping, good outdoor access, or new construction. If you want space and a lower price, that trade lands well. For someone who wants to walk to dinner downtown, it won't.

Foxbank Plantation, the flagship

Foxbank Plantation is where a lot of relocating buyers start, and for good reason: it's a master-planned community with newer construction, a lake, and amenities in one place. The trade-off with any big amenity community is HOA dues and the chance you're buying near ongoing construction, worth weighing, and easy to check. Confirm current pricing and available lots with the builder.

Spring Grove and the newer plantations

Beyond Foxbank, you'll find other newer-build communities like Spring Grove and a rotating list of smaller developments. Inventory shifts constantly, so rather than name a number that's stale by next month, ask me for the current list that fits your budget and must-haves.

Historic Moncks Corner & older subdivisions

In and around town you'll find established neighborhoods, older brick ranches, and pockets of real local history, Strawberry Chapel dates to the 1720s. These can be strong value if you don't need brand-new. The caveat: older homes mean older systems, so budget for inspections and the occasional update.

Lake Moultrie waterfront homes


One of the real draws here is Lake Moultrie, tens of thousands of acres of water for fishing, boating, and lake days. You'll find lake-access and waterfront homes around it, often for a fraction of coastal-water pricing.
