Why do I need my own agent if the builder has one?+
The sales agent in the model home is paid by — and works for — the builder. I represent you. Same home, same price, very different outcome at the negotiating table and during inspections.
Does it cost more to bring my own agent?+
No. The builder's marketing budget already accounts for buyer representation. Bringing me costs you nothing extra in nearly every case.
When should I register Jess as my agent?+
On your very first visit to any model home or community sales office — before signing in. Once you've registered with the builder unrepresented, it's hard to add representation back.
Do you do inspections on new builds?+
Yes — pre-drywall, pre-closing, and 11-month warranty. New construction isn't perfect, and a third-party inspector is worth every dollar.
