Nexton, SC: The Lowcountry's Master-Planned Community

Nexton is what a lot of people picture when they say "master-planned." Walkable, amenity-rich, and built in layers from townhomes to estates. Here's the real read on the villages, the builders, the prices, and whether it fits you.

The master-plan vision (and why it actually works)

Nexton is a large master-planned community off I-26 at Exit 199, designed around walkability, homes, dining, retail, parks, and offices woven together instead of a subdivision parked behind a gate. That design is the draw: a lot of buyers who want a Daniel Island or downtown feel without that price come here.

Who Nexton attracts

Remote workers, move-up buyers, downsizers, and 55+ buyers all land here, partly because there's a home type for each, townhomes, single-family villages, and an active-adult section. It's social and amenity-forward, which some people love and some find like a lot of community for their taste. Both reactions are valid.

Pricing tiers, from townhomes to estates

Plan on roughly the $300s up past $1M depending on the collection, from townhomes to larger single-family and estate-style homes. More on what each tier buys below.

The Nexton villages and collections

Brighton Park Village

One of the established villages, a mix of townhomes and single-family homes, walkable to parks and the pool. Townhomes here tend to be among the more attainable entry points into Nexton; single-family runs higher. Resale here can be a smart way in without builder wait times or living next to active construction.

Midtown

Nexton's denser, mixed-use heart, apartments, townhomes, retail, and newer single-family collections. David Weekley's Midtown Village Collection, for example, has run roughly in the $520K–$660K range recently (confirm current pricing with the builder).

The single-family collections & Del Webb 55+

Beyond those, you'll find a rotating set of builder collections and a Del Webb Nexton gated 55+ section with resort-style amenities and its own dues. Collections open and close over time, so ask me for the current new-construction lineup for your budget.

What you actually walk to in Nexton

The food & drink scene

This is a real differentiator. Nexton has a growing restaurant lineup, spots like Halls Chophouse and Carolina Ale House among them, so "let's walk to dinner" is genuinely on the table in parts of the community.

Publix, retail, and fitness

A Publix, shops, and fitness options sit within the community, which is a big part of why daily life here leans low-windshield-time.

Parks, trails, and dog parks

Two pools, miles of trails, a dedicated dog park, and the Great Lawn anchor the outdoor side. How much of this is truly walkable depends on your specific village, worth checking the distances for the exact home.

Schools at Nexton

Nexton has its own Nexton Elementary, and many homes feed into Cane Bay High, with the assigned middle school depending on the address. As Nexton keeps growing, zoning can shift, so I'll always help you confirm a specific home's assignment with the Berkeley County School District rather than assume from a listing. I can share general info; assignment and outcomes are things you verify directly.

Resale vs. new construction

New construction gets you exactly-what-you-picked but can mean wait times and living beside ongoing building; resale in a finished section gets you settled faster, often with upgrades already in. Neither is "better", it depends on your timeline.

HOA dues by collection

Dues vary by collection and home type (some include lawn care, some don't; 55+ differs). Always confirm the exact dues and what they cover for the specific home.

Should you buy in Nexton or Cane Bay?

The real comparison

Lean Nexton if walkability, dining-at-your-doorstep, and a designed, mixed-use feel matter most, you'll generally pay a bit more for it.

Lean Cane Bay if you want maximum house-for-the-money, schools on campus, and a lower base HOA, and you don't mind a more traditional subdivision layout.

They're neighbors, so touring both in one trip is easy, and usually the fastest way to feel the difference. Tell me your priorities and I'll set it up.

Nexton FAQ

Is Nexton a good investment?

I can't give investment advice or promise what a home will do financially, anyone guaranteeing appreciation isn't being straight with you. Nexton has features buyers value (walkable design, amenities, demand, active builders), but resale always depends on the market when you sell. For an investment decision, talk with a financial advisor; I'll give you the real local market picture.

How much are HOA fees in Nexton?

They vary by collection and home type, townhomes, single-family villages, and Del Webb 55+ all differ, and some include lawn care. Confirm the exact dues and what they cover for the specific home.

What schools are zoned for Nexton?

Nexton Elementary serves the community, many homes feed into Cane Bay High, and the middle school depends on the address. Zoning shifts as Nexton grows, verify a specific home with the Berkeley County School District.

Is Nexton walkable?

More than most Lowcountry communities, it's part of the design. Many homes are within walking or golf-cart distance of dining, a Publix, shops, parks, pools, and trails, though it depends on your village.

What builders are active in Nexton in 2026?

Names like Pulte, True Homes, and David Weekley, among others, with Brookfield as master developer. Lineups change, so ask me for the current builders and incentives for your section.
