Lake Village at Cane Bay Clears the Land Use Committee: What Comes With It

The Lake Village at Cane Bay proposal, the roughly 2,000-acre, up to 5,500-home expansion along Highway 17A, cleared an early hurdle on July 13 with a unanimous Land Use Committee vote to advance it.

What is notable is the list of concessions attached to that recommendation:

• A 10 million dollar traffic contribution.
• A donated school site, plus a fee of about 1,850 dollars per unit.
• A 2.5-acre EMS site, plus a fee of about 500 dollars per unit.
• No road connections into the neighboring Windwood community.
• 50 affordable micro-units in the plan at this stage.

Those give-backs reflect the traffic, school, and emergency-services pressure a project this size brings, and the pushback from neighbors who raised exactly those concerns.

It is important to keep this in perspective: a committee recommendation is not final approval. The plan still faces three County Council readings and two more committee readings before it is a done deal. There is a lot of process left.
