Why People Love Moncks Corner (and the New Townhomes Coming to Town)

Jessica Cherie Blommaert, REALTOR® with NextHome The Agency Group · October 27, 2026

First, a fun fact. There were never any monks in Moncks Corner. The town is named for Thomas Monck, who bought land here in 1735, and "corner" meant crossroads. Two old trading routes met right here, and people have been stopping at this corner ever since.

These days the people stopping are buyers. When someone tells me they want the Lowcountry but with a little more room, a slower pace, and a better shot at their budget, Moncks Corner comes up fast. Here's why, and why the new Cornerstone community by Ryan Homes is worth a look.

1. The lake is your backyard

The big one is Lake Moultrie. It was created in the early 1940s by the Santee Cooper hydroelectric project and the Pinopolis Dam, and today it's the town's weekend plan. Boating, fishing, sunset drives, and public boat landings are all within a short drive. If you've been dreaming about a boat (or just a really good fishing spot), you'll like it here.

2. Nature you can actually get to

You don't have to plan a big trip to get outside:

  • Cypress Gardens: paddle or take a boat through a blackwater cypress swamp. It feels like another world, and it's close to home.
  • Old Santee Canal Park: boardwalks, history, and easy trails. It works well for kids and grandparents alike.
  • Mepkin Abbey: peaceful gardens on the Cooper River. Its holiday Crèche Festival has become a local tradition (check the Abbey's site for this year's dates).
  • Moncks Corner Regional Recreation Complex: playgrounds, sports fields, picnic areas, and walking paths.

3. A real small town, with the county close by

Moncks Corner has an actual downtown, a town council that meets in the evening so residents can show up, and free community events like the spring Music on Main concerts. It has also been the Berkeley County seat since 1895. County offices, Santee Cooper's headquarters, and the Berkeley County School District offices are all here, so the services you need are close.

4. Room to grow

Berkeley County is one of the faster-growing parts of South Carolina, and Moncks Corner is right in that path. New homes and shopping are approved along the US-52 corridor. If you work in Goose Creek, North Charleston, or around Joint Base Charleston, it's a commute a lot of people make. Drive times vary by route and time of day, so test yours at rush hour before you commit.

5. More home for the money

Every buyer's numbers are different, but a lot of my buyers who start their search in the closer-in suburbs find they can get more space, or newer construction, a little farther up the road. Moncks Corner is one of the places where that math often works.

Now meet Cornerstone by Ryan Homes

That last point brings me to Cornerstone, a new townhome community by Ryan Homes in Moncks Corner. Ryan Homes lists the grand opening for November 2026.

What caught my eye is the 2-car garage. That's a lot of room for a townhome at this price. You can actually park, store the kayak, and still find the Christmas decorations.

The quick facts (as of October 27, 2026, per Ryan Homes):

  • Home type: Townhomes
  • Starting price: the low $300s. The Thornewood is listed from $309,990.
  • The Thornewood plan: 3+ bedrooms, 2.5 baths, about 1,924+ sq ft, open-concept layout, 2-car garage
  • Included: all appliances including the washer and dryer, lawn maintenance, smart home and energy-efficient features, designer interior collections, third-party inspections, and a new home warranty
  • Model address: 812 Durrandy Lane, Moncks Corner, SC 29461

Lawn care included plus a washer and dryer on day one means more Saturdays at the lake and fewer at the hardware store.

What I'd ask before you sign

  • What's the HOA fee, and what does it cover besides lawn care?
  • Which lots release first, and which back up to trees?
  • What's standard vs. upgraded in the model?
  • What incentives are offered, and do they require the builder's lender? Compare with an outside lender before you decide.
  • Which schools is your exact address zoned for? Check with the Berkeley County School District by street address.
  • Is the lot in a flood zone? Look it up on FEMA's flood map.

Bring your agent on the first visit

The onsite team works for the builder. Many builders require your own agent to be with you, or registered, on your very first visit, so text me before you walk into the model. I'm an Accredited Buyer's Representative (ABR®) and Military Relocation Professional (MRP), and I completed NAR's New Home Construction and Buyer Representation course. I'll help you compare the contract, the lot, and the upgrades, and I'll walk the build with you all the way to closing day.

Community pricing, features, and availability are from the builder's website as of October 27, 2026, and may change without notice. Confirm all details with Ryan Homes. Verify school assignments, utilities, and town-vs-county jurisdiction by address. Event dates change yearly; confirm with the host.
