Buying from out of state
You can buy here before you live here.
I relocated to the Lowcountry myself, and most of my clients buy from somewhere else. Here is how it works when you cannot just swing by on a Tuesday.
How a remote purchase works
- Step 1
A call before anything else
Timeline, budget, work location, and what you want daily life to look like. This narrows the map before you spend a weekend driving it.
- Step 2
Pre-approval with a local lender
A lender who knows SC closings and the programs available here. If you prefer your own lender, we make sure they can close in South Carolina.
- Step 3
Video tours that show the real house
I walk the home live on video, open closets, run the water, stand in the backyard, and drive the commute. You get the unedited version.
- Step 4
One well-planned trip
Most out-of-state buyers fly in once near the end to see the final two or three homes in person and meet the neighborhood.
- Step 5
Remote due diligence
Inspections, the CL-100 termite report, HOA documents, and survey review all happen with you on the phone and me on site.
- Step 6
Closing without flying back
South Carolina attorney closings can be done with a mobile notary in your state or a power of attorney. Keys get handed off on your schedule.
Moving for Joint Base Charleston? Start with the military and VA page. Moving somewhere other than South Carolina? I can connect you with a trusted agent in your new market.
