Living in Cane Bay, SC: A Local's Honest Guide for 2026
Jessica Cherie Blommaert, REALTOR® with NextHome The Agency Group · October 30, 2026

Cane Bay Plantation is a large master-planned community in Berkeley County with a Summerville mailing address, built around a 300+ acre lake system, walking and biking trails, a YMCA with a public library inside it, and three public schools on site. If you want a newer home, everyday errands close by, and a real neighborhood feel within reach of I-26, Cane Bay is worth a serious look. Here's what I tell families when they ask me about it.
When our family relocated to Summerville, Cane Bay is where we landed first. Now I live just up the road in Ridgeville, and Cane Bay is still part of my normal week. It's where we grab groceries, meet friends, and let the kids burn off energy after school. So this isn't a brochure. It's the stuff I wish I'd known when we were the ones moving here.
Where Cane Bay Is (and Why That Matters)
Cane Bay sits off US-176 and State Road in Berkeley County, north of I-26. Even though your address will say Summerville, you're in Berkeley County, which matters for things like county services, school district, and the local government decisions that shape the area.
Commute is the big one. Homes.com estimates about 8 miles to I-26 and around 40 minutes to Joint Base Charleston and the airport. Rush hour on 176 and I-26 can stretch that. My advice: drive it at the time you'd actually be driving it before you fall in love with a floor plan.
Good news on the road front: US-176 between Nexton and Jedburg is set to be widened with help from a $22.5 million federal grant. I broke that down in an earlier post if you want the details.
The Lakes, Trails, and Outdoor Life
The heart of Cane Bay is water. The Lakes of Cane Bay section is built around a 300+ acre lake system, and the developer describes an extensive network of walking and biking trails connecting neighborhoods with the schools, YMCA, and shopping.
In real life that looks like bikes after dinner and dog walks around the water. Several neighborhoods also have their own pools and amenity centers, so check what's included with the specific section you're looking at. Amenities, HOA dues, and rules can vary from one section to the next.
The Cane Bay Family YMCA (Yes, There's a Library Inside)
This is one of my favorite things about the area. The Cane Bay Family YMCA opened in April 2019 at 1655 Cane Bay Boulevard. According to USDA Rural Development, it's a 54,000 square foot building, and the facility and its outdoor fields sit on 34 of 69 acres donated by Cane Bay Plantation.
Inside you'll find an eight-lane, 25-meter pool with zero-depth entry, a gym with an indoor track, and fitness rooms. Outside there are tennis and pickleball courts, ballfields, and soccer fields. And the part every mom (me!) gets excited about: there's a Berkeley County public library branch right inside the building. It's been described as the only YMCA in the nation with a library on site.
Schools: The Logistics
Three Berkeley County School District schools are located inside the community: Cane Bay Elementary, Cane Bay Middle, and Cane Bay High School (home of the Cobras, opened in 2008).
Here's the important part. Living in Cane Bay doesn't automatically mean your child attends those schools. Attendance zones can change as the area grows, and some sections may be zoned elsewhere. Always confirm your specific address with Berkeley County School District before you write an offer. I'm happy to help you find the right person to call.
Shopping and Everyday Errands
The Market at Cane Bay is the Publix-anchored shopping center on State Road, with restaurants and services around it. The developer also lists healthcare options, a vet, churches, and a preschool and childcare option within the community.
For bigger trips, Nexton and Summerville are a short drive, and Roper St. Francis Berkeley Hospital is close by. I wrote about the hospital's expansion here too.
What's Coming Next: Lake Village
You can't talk about Cane Bay right now without talking about Lake Village. On September 28, 2026, Berkeley County Council approved the Lake Village plan, a mixed-use expansion next to Cane Bay with up to 5,500 homes, developed by Gramling Brothers. Reporting from ABC News 4 notes build-out is expected to take 15 to 25 years.
Residents raised real concerns about traffic and stormwater, and county leaders said the project is expected to generate funding for roads, public safety, and schools. What does that mean for you as a buyer? More construction nearby for years, more choices of new homes, and more growth around you. I'd rather you go in knowing.
Is Cane Bay a Good Fit for You?
Cane Bay often makes sense if you want:
- Newer construction or a home that's only a few years old
- Trails, lakes, and a YMCA you'll actually use
- Errands close by without driving into town
- Access to US-176 and I-26 for commuting
It may be a harder fit if you want acreage, an older home with character, or a short commute downtown every day.
If you're relocating, especially with a military move, I hold the NAR Military Relocation Professional certification and I'm glad to do a video walkthrough or drive the commute for you before you ever get here. And if you're looking at new construction in Cane Bay, please bring your own agent to that first visit. Builder contracts are written for the builder, and incentives aren't all equal.
